Research activity in Luxembourg

R&D is at the core of Luxembourg’s economy.

Employment and investments in Research, Development and Innovation (RDI) are growing steadily.
Close to 5,000 highly qualified individuals are employed in research and development.
Another unique feature of Luxembourg’s economic landscape is the high percentage of service-based companies that
are actively pursuing RDI activities. Indeed, more than 65% of service-based companies are involved in research,
development and innovation activities (the average across sectors being 65%), whereas the share of industrial
companies is 63%.
And these companies are active across the innovation spectrum:
o 41% of RDI activities are related to product innovation
o 30% to process innovation
o 53% to organizational innovation
o 33% to marketing innovation

Technical specification for Lab-infrastructure

The organisation of the lab space over 2 floors enables to take into account special
needs of each renter. The ducts for special equipment can be brought either from the
ceiling or from the basement for maximum flexibility of the development of the
activity each tenant.
All individual labs have access to technical ducts for technical equipment.
The laboratories are fully equipped with air conditioning and comfort ventilation.
The horizontal distribution is planned under de ceiling. No conducts or electrical
tubes are planned on the floor, this for a maximal flexibility of design.
An elevator with a charge capacity of 2 000 kg is provided.

The labs are designed as Biosafety level 1

  1. Allowed charge on floor
The lab space is calculated for a total charge of 1 000 kg/m2.
  1. Ceiling Hight
The whole lab area has a ceiling height of 3.80.
  1. Power capacity
The laboratories are equipped for a charge of 500 W/m2.
Charges above 100W/m2 are possible but subject to a supplement.
An emergency generator of 250KW is foreseen for the whole building.
If the needs exceed 250 KW, the equipment will be charged to the renter.
  1. ICT
The principle of the building is a redundant optical fibre to the customer. The internal
distribution is at charge of the renter.
No no-break is foreseen in the basic equipment.
  1. Access control
Each separate unite is equipped of an access control.
If needed an airlock may be installed at cost of the tenant.
  1. Air conditioning
The laboratories a equipped by an air condition system for comfort.
The specific cooling systems needed by the renter are not provided.
  1. Ventilation
The laboratories are equipped of two separate systems for ventilation. - comfort ventilation: mechanical ventilation with heat exchanger for a maximum exchange of
8 volumes/h (30,4 m3/) - technical ventilation: extractors for technical hoods – 1 hood per 35 m2 of lab space. The
hoods are not provided.
  1. Fluid pipes
Pipes for special fluid can be provided to the technical. The service ducts are designed to
permit the installation of specific fluid pipes.
  1. Water supply
A water supply point is foreseen per 100 m2 of lab space.
  1. Flooring
A linoleum flooring is provided in the lab space.

Technical specification for Office-infrastructure

The building has 5 levels of Office facilities. The Office building is relied to the lab
building by the Cloud street – a covered circulation area – on the level 0 and on level

  1. Level 0 of the office building serves for common facilities as restaurant,
conference and meeting rooms, as well as showers and lavatories.
The main entrance, from rue Henri Koch, is at level 1, where the reception is
situated. A direct entry to the lab building is foreseen as a secondary entrance.
The whole circulation area is designed as meeting and exchanging spots with
sufficient natural light for maximum comfort.
The building is a high energy efficiency construction to reduce energy costs.
The offices are fully equipped with air conditioning and comfort ventilation.
  1. Allowed charge on floor
The office floor is calculated for a total charge of 350 kg/m2.
  1. Ceiling Height
The whole office area has a ceiling height of 2,65 m.
  1. Power capacity
The offices are equipped for a charge of 35 Wm2.
Charges above 35 W/m2 are possible but subject to a supplement.
An emergency generator of 250KW is foreseen for the whole building.
If the needs exceed 250 KW, the equipment will be charged to the tenant.
The offices are equipped with floor boxes: 1 per 10 m2. Each floor box has 4 power plugs and 2
reserve sockets.
The lights are connected to movement detectors with dimming function.
  1. ICT

Laboratories
This rental price is indicative. A customised offer is provided on demand.
The Labs are divided in modules of 101 m2 each. The models can be regrouped.
The rent is 25.-€ /month/m2 without VAT 15% (for tenants that are subject to VAT deduction.
